Commercial Energy Performance Certificates (EPCs)

The Energy Performance of Buildings Directive 2002 as implemented by the Energy Performance of Buildings Regulations 2007 have introduced a requirement that, from 1 October 2008, all commercial properties constructed, sold or rented in the UK must have a Commercial Energy Performance Certificate (EPC) when they are marketed. Failure to provide a Commercial EPC can result in a fine of 12.5% of the rateable value of the building up to a maximum of £5,000.
 
An EPC provides an energy rating for a building based on a survey of the performance potential of, amongst other things, the building fabric, materials of construction and services (heating, ventilation, air conditioning and lighting).
 
A building is rated from A to G (with A being the most efficient and G the least). The EPC comes to a client in an easy-to-understand graph format similar to that found on a range of domestic appliances, such as fridges and washing machines. Under current regulations the EPC is valid for 10 years from the date of issue.
